General terms and conditions

• Kitchenette, dishwasher, washing machine, fridge with freezer, extractor hood, double ceramic hob, microwave, dishes for six people, TV, independent heating (winter months only), Wi-Fi, ISDN socket, smoke detector, telephone, safe, no carpet, hypoallergic furniture, lift from garage.
• Parking space in our internal garage (maximum height at the entrance: 2.10 m): €10.00 per day (cool in summer and heated in winter). For week-long bookings we offer a reduced price of € 6.00 per day.
• If you book a space in our garage, your Wi-Fi connection is included.
• In-suite Wi-Fi: € 3.00 per day per apartment.
• Fresh bread in the morning from our local bakery, "Oberprantacher".
• Shopping service with order to be placed in the apartment prior to your arrival: € 18.00 service + minimum € 40.00 spend.
• Final Suite cleaning (ideal for allergy sufferers): € 30.00.
• Each new request for towels and bed linen: € 30.00 per person/supply.
• Additional services: Final cleaning for each apartment 75,00 - 160,00 €.
• Kitchenette cleaning: € 25.00, fireplace cleaning: € 10.00.
• Over normal capacity: € 20.00 per day per additional person.
• Towels and bed linen: first set free on reservation and payment of deposit within 24 hours, or for a per person fee: provided: €15.00 (beds made: € 22.00).
• New municipal tourist tax: All persons over the age of 14 from 01.01.2018 must pay a tourist tax of € 2.10 per person/night. The tax is not included in the total price of the stay and must be paid separately at the time of payment.
• Residence Bar: The ideal meeting space for large groups, only available for week-long stays: € 7.50 per person per day of rental + € 55.00 - 75.00 final cleaning depending on how the bar is left.
• Ample list of wine, beers and beverages.
• Optional breakfast, vegan options are available (please book in advance).
• Fireplace: € 16.00 for 10 kg of wood and firelighters and € 10.00 for fireplace cleaning.
• For any specific requirements during check-in and check-out, please contact management in advance to avoid surcharges.
• Children's bed without linen (60 x 115cm) € 10.00 fixed price.
• DEPOSIT: € 250.00, refundable at the end of the holiday.


• Minimum weekly stay:
• From Saturday (from 4 pm to 8 pm) to Saturday (from 8 am until 10 am).
  If you wish to start your stay on another day outside of the high season, a surcharge of 10% to 20% will apply.
• Weekends on request.
• Christmas/New Year's Eve Package.
• ANNUAL packages available on request.

• Daily price per apartment valid for stays of at least 7 days.
• We accept cash, debit cards and wire transfers.
• We do not accept credit cards.

• The apartment is only considered booked upon payment of the deposit.
• Cancellation: as per the international convention, the deposit is not refundable.
• There is no right of withdrawal under the Consumer Code, as per Part III, Title III, Chapter I of Legislative Decree no. 206/2005 (Italian Consumer Code).
• Cancellations due to adverse weather conditions-outside our control-will not be reimbursed.

• Upon receipt of written confirmation and a deposit, the reservation is binding.
• For cancellations less than thirty days before arrival, 70% of the total price is payable. If we are able to re-rent the apartment you booked, we will refund the full amount.
